Nawon

Based in the Netherlands, Nationaal Woningbezit (Nawon) is an independent Residential and Corporate Property Asset Development and Management Company, managed as a family business. Nawon has nearly 30 years of specialist experience in real estate project development and the effective management of residential and corporate properties. Over the years Nawon has also acquired substantial expertise where it concerns the successful privatisation process of large residential estates previously owned and managed by Dutch Housing Corporations. From the inception of our business activities as a real estate project developer in 1979 (and during the last 15 years in particular), our company has increasingly evolved as an active investor with an investment horizon focusing on long term strategies. Where it concerns residential properties, our current activities are clearly focussed on apartments and family homes. The share of office and retail properties in our portfolio is only around 5%.

Company philosophy

In our business, it is our goal to achieve a long-term relationship with our partners. We carefully select our partners, whereby trust and reliability play an important role. Cooperation and mutual interests are a priority. The people involved in this process are a key factor. A successful transaction must always be beneficial for both parties. Even during times when the market is experiencing difficulties, residential real estate has always proven its added value compared to commercial and retail real estate. This is partly due to an advantageous spread of risks in terms of location and the tenant database. It is our expectation that residential real estate will continue to rise in value. In combination with favourable financing conditions for our business, we foresee a considerable autonomous rate of growth for the years to come.

Funding

Nawon has a network of international partners at its disposal to fund its national and international projects. To this end, detailed financing constructions are available which are tailored made to the specific characteristics of the investment. We work primarily with long-term interest rates, thus protecting us to a substantial degree to the volatility of the interest rates in the market.

Our equity always comes from within our own resources. This has allowed us to remain independent, and enabled us to make decisions regarding sales and purchases without having to consult third parties. We operate with a straightforward company structure, thus avoiding excessive approval and decision structures, which tend to slow down the decision-making process.
